Since 1975 and then again in 1994, international traffic from and to Mozambique increased. International visitors arriving by plane land in Maputo and visit Kruger and South Africa through the Lebombo border gate. This led to a development of hospitality practices, and retail in all spheres. Recana Garcia and Mozambique tap into the low profit margin bulk sales, and the town and visitors in the middle and up market retail spheres.
Freight: The Maputo harbour demand has been totally underestimated. Predictions of 450 trucks per day around 2022 through the border post, years back, totally missed the average 01800 already February 2023. The demand continues to grow. The freight volume on the N4 is huge. Rail freight may take years elsewhere to return to normal, but in Komatipoort it may be recovered sooner.
The present mixture of residential, high residential, hospitality, retail, commercial, manufacturing, industrial and commercial will continue to increase. Government initiatives include the Special Economic Zone development, social housing of 1000 units in Komatipoort X 18, a proposed development of a Smart City across the Strydom block road adjacent to the Special Economic zone. Private initiatives include the Shawu up market Wildlife Estate development and proposals for bulk diesel facilities, gas to energy and truck stops or dry ports.
Envisaged development nodes contained in the municipal planning documentation portray predicted development possibilities. The spatial framework plan directs potential development, but the dynamics in town may alter and change the preplanning. The demand dictates the trend. Demands including freight related truck stops and warehousing find their way organically.
